Dallas-based Realty Capital Residential LLC this month wrapped up construction and opened a luxury apartment tower overlooking Grapevine Lake in Flower Mound.
The 16-story, 207-unit tower, called Thirty-One Eleven Sunset, is the second luxury tower Realty Capital has completed at its 160-acre, $2.5 billion mixed-use development, Lakeside Village. The development features more than 40 stores and restaurants, 1,297 apartments, 61 condos and 165,000 square feet of office space.

Thirty-One Eleven Sunset features one-, two- and three-bedroom units as well as penthouses and townhomes. Monthly rent starts at $4,000. The tower has a five-level parking garage and amenities include a sixth-floor rooftop swimming pool, terrace and spa, and a bar and lounge. The tower also employs a full-time lifestyle director and has 24-hour concierge services and valet parking. About 6,000 square feet of ground-space is available for retail and restaurant leasing.
“Finishing construction on our second high-rise residential tower in Lakeside Village is a huge accomplishment for both our team and the overall development,” Alexander Brown, president of Realty Capital Residential said in a statement. “Lakeside Village is truly a legacy project, and we are fortunate to benefit from the uniqueness of the development and the breathtaking lake views that are essentially non-existent anywhere else in North Texas.”
General contractor Archer Western broke ground on the building in December 2022. Charlotte-based Barings provided the construction loan and Chicago-based Creek Lane Capital and Realty Capital Residential provided equity for the project. Leasing has started and the first resident has moved in, said Zack Conley, Realty Capital Residential development manager.
“Along with the resort-like amenities in the building, our future residents love the beautiful views of Lake Grapevine and Lakeside Village’s walkability,” he said in a statement. “This is what makes Thirty-One Eleven Sunset such an appealing place to live.”
The Peter P. Stewart family of Dallas has owned the Lakeside property since 1973, and selected Realty Capital as master developer in 2011. In 2023, Realty Capital partnered with builder Corey Van Trease to bring luxury homes to the Lakeside Village community with prices starting at $2 million. Not far from the new residential tower, Realty Capital is planning an entertainment district that will feature a public plaza surrounded by restaurants, a wedding chapel, trails and an underground parking garage.
Realty Capital also plans a luxury Marriott hotel, retail space, 350 luxury rental residences and a four-story office building as part of a development called Lakeside East, not far from Lakeside Village on the northeast corner of International Parkway and Lakeside Parkway, but has not yet received zoning approval.
