Lake-view high rise among new buildings recognized among area’s”Best real estate deals”

Dallas Business Journal revealed the winners in the annual competition during an April 17 dinner at The Ritz-Carlton in Uptown Dallas. They range from remarkable new developments to deals that reinvigorate overlooked sites.

Judging was performed by a panel of experienced real estate leaders. Learn more about the judging process at the bottom of this story.

Suburban Multifamily: Thirty-One 11 Sunset

Thirty-One 11 Sunset is a luxury apartment high-rise in the town of Flower Mound, overlooking Grapevine Lake, that opened its doors this year.

The 16-story building has 207 units and is the second luxury tower Realty Capital has completed at its 160-acre, $2.5 billion mixed-use development, Lakeside Village. But Thirty-One 11 is unique for its high-end features in this outlying area. Amenities include a resort-style pool overlooking the lake, a private dining room, an indoor golf simulator, a 24-hour fitness center, a sixth-floor bar and lounge and guest suites for friends and family.

Another amenity is its location in Lakeside Village, which features more than 40 stores and restaurants, plus 1,297 apartments, 61 condos and 165,000 square feet of office space.

Finalists

One Rangers Way: The 300-unit complex is the first luxury apartment community in the $4 billion Arlington Entertainment District.

Presidium Frisco Square: The 337,000-square-foot community within the $600 million Frisco Square mixed-use development has 368 luxury apartment homes.

Presidium Valley View: This community of more than 300 units includes unique amenities like bocce ball courts and a yoga lawn.

Best Real Estate Deals judging

Best Real Estate Deals judging was performed by a panel of 10 industry experts: Susan Arledge, senior managing director, Newmark; Evan Beattie, CEO and chairman, GFF; Linda Burns, site consultant, BDG/WDG Consulting; Chuck Dannis, senior managing director, National Valuation Consultants; Mike Geisler, founding principal/managing partner, Venture Commercial; Allen Gump, executive vice president, Colliers; Jamee Jolly, president and CEO, The Real Estate Council; James Ray, director, MetLife Investment Management; Marshall Mills, president and CEO, Weitzman; and Ted Wilson, principal, Residential Strategies.. Finalists and winners were selected across 22 categories. Judges considered the economic impact of a deal, including job creation and capital investment, as well as other factors when reviewing the 130-plus nominations. Judges reserve the right to move projects between categories.
